From its inception, the firm’s core practice area has been representing clients’ in all aspects of transactional and real estate related matters. For close to 25 years, the firm has provided general business and management representation to individuals, corporations, partnerships and local governmental agencies. We have assisted clients with various business and corporate needs and have provided comprehensive assessments and strategic plans in mergers, acquisitions and joint ventures in all economic climates. The firm also serves as an agent for Fidelity Title Insurance Company and Attorneys Title Insurance Fund.

 

Commercial Real Estate Transactions – Our Commercial Real Estate Transactions Practice area includes representation of South Florida institutional lenders and private clients in their acquisition and disposition of commercial real estate in Miami and throughout the State of Florida.  Our Firm has represented clients in the purchase and sale of various commercial real estate assets including: vacant land, industrial parks, mixed-use projects, office buildings, shopping centers, strip malls, commercial condominiums, and apartment buildings.  We have experience in properly structuring and documenting the commercial real estate transaction. We understand the risks involved and how to avoid common pitfalls. Creative deal-making can make the difference as to how quickly a Commercial Real Estate Transaction can close, and can also be the breaking point in the transaction making financial sense for our clients. While, properly structuring and documenting is the cornerstone of a smooth transaction, the evaluation of a property for use and/or development is just as vital. We advise clients when it is prudent to obtain environmental reports and asbestos surveys, zoning confirmation letters, physical inspections for structural soundness (including roof and termite inspections and, if applicable, 40-year recertification inspections), and financial information (including lease agreements, rent rolls, and profit and loss statements).  Closing a Commercial Real Estate Transaction is no small feat, and is the most demanding of tasks. Noah C. Nite, Esq.

Noah Nite grew up in Naples, FL. He was named a National Merit Finalist while attending Naples High School. Noah moved to Coral Gables in 2002 to attend the University of Miami after he was selected for the six-year Honors Program in Medicine. During college he studied French in Switzerland at the University of Lausanne. Noah graduated with honors in 2006 with a major in French and a minor in chemistry.

After college, Noah spent a year teaching in Miami at the Young Women’s Preparatory Academy in its opening year. He also taught English in Korea at a middle school in the city of Ansan, near Seoul.

Noah returned to the University of Miami to attend law school, where he graduated cum laude. He clerked for the Honorable John Schlesinger for the Eleventh Judicial Circuit Court of Florida, and as a Judge Advocate General Intern for the U.S. Coast Guard. He also worked for the City Attorney of South Miami.

Noah has experience litigating both first and third party liability matters, including bodily injury, property insurance, and commercial litigation claims. He strives for clarity and persuasiveness in his writing, communication, and oral argument.

In his free time, Noah plays in a band. He enjoys reading fiction, going to the movies, attending church, and spending time with his wife, Linda.

John Weedon, Esq.

John Weedon is a litigator who focuses his practice in the defense of claims in the areas of casualty, including matters involving personal injury, automobile accidents, premises liability, medical malpractice, nursing home abuse and neglect, product liability, negligent security and construction defect. John also defends property insurers throughout Florida in first party coverage matters. He handles all phases of the litigation process and has defended lawsuits in state and federal courts throughout Florida, South Carolina and nationwide for both local and national clients.
Prior to joining Pozo-Diaz & Pozo, he was a partner in the Jacksonville office of a national litigation firm. Previously he spent more than three years as an associate at a mid-size Charleston, South Carolina firm, where he began his legal career and clerked during law school. He also worked there as a paralegal prior to law school.
John is a member of the Association of Defense Trial Attorneys and the Defense Research Institute. He is also a member of the Jacksonville Bar Association’s Young Lawyers Section Board of Governors, and he serves as the Chair for the Jacksonville Bar Association Sports League. Through the board, in addition to many other service projects, John is a participating mentor in the Jacksonville Bar Association’s mentoring project with Ribault High School, which has received recognition as the Service Project of the Year by the Florida Bar Young Lawyers Division. He also volunteers as a Director and General Counsel for the Housing Corporation of the Mu Chapter of Kappa Sigma Fraternity through his alma mater, Washington & Lee University.
John lives in his hometown of Jacksonville with his wife, two sons, daughter, and two four-legged sidekicks. When he is not working, he can be found enjoying the beaches and the outdoors with his family, barbecuing, and avidly supporting the Jaguars and the Gators as a season ticket holder for both teams.
Significant Representative Matters

  •  Obtained defense verdict for Greenville, South Carolina based surgeon and his practice in a medical malpractice action regarding surgical procedure which resulted in permanent injuries.
  •  Assisted in obtaining defense verdict for national manufacturer of boom tip trucks in product liability action in Scranton, Pennsylvania involving an electrocuted lineman with both arms amputated.
  • Obtained summary judgment for national retail pharmacy in a premises liability action in Jacksonville, Florida.
  • Obtained dismissal with prejudice of a defamation lawsuit against a local publication in Jacksonville, Florida.
  • Successfully represented City of Jacksonville Beach in administrative trial regarding violation of city ordinance by a local business establishment.
  • Represents drivers on popular ride sharing application involved in auto accidents throughout North Florida.
